So I’m looking at 2 nursing homes for my dad. One nursing home says that he does not have to relinquish his double wide on the couple of acres that he owns. The other nursing home is a little ambiguous about that and wouldn’t come out and say yes or no about it. I need to know what the facts are for the state of Georgia Medicaid. I need to know what the rules are concerning his house. I do not want to sell his house and then him get better and come home with nowhere to stay. I realize he probably won’t come home, but I need to know that he would have a place to stay. Who has experience in this area?

He can keep his home as long as he has resources to pay out of pocket. If Medicaid is applied for. All of his income goes to the LTC as his part of the contribution. So who then, will pay for any taxes, insurance and utilities on the property? Charging rent will count as income which his Medicaid payment to LTC will be dropped if he exceeds a certain amount. If you plan to sell the home or after death, you will find a lein on the house for Medicaid recovery. In order to get the title of ownership, families will have to pay for the cost of the lein or fair market value.
If dad spent some time in LTC and then returns, that lein will still be on the property until the value is settled.

You can actually find the number for the Medicaid office in GA by doing a browser search. Call it, expecting to be on hold for a while -- but it will be worth it once you talk to a live person. Make sure to get their name or employee ID so that you can refer back to that conversation if for any reason you get a different answer from someone else at the Medicaid office, which is a thing that can happen.

Don’t ask nursing homes for Medicaid requirements. If your dad requires Medicaid to pay for nursing home care that gives Medicaid the right to recover the money spent by what’s called estate recovery, but what happens can vary. Consult an elder care attorney or apply for Medicaid itself to get a better idea of the situation
